What clients look for on an estate agent website

Sellers and landlords compare agents online. Buyers and tenants want the properties, quickly.

  • The properties

Current listings that load fast on a phone, with clear photos, price and area.

  • A valuation request

A short form for sellers and landlords that asks for the address and the type of property.

  • Viewing requests

A route to ask for a viewing on a listing, so a buyer does not need to phone.

  • The areas you cover

A page for each area you really work in, with what you know about it. Avoid copied text.

  • Your fees and who you are

Landlords compare fees. Your team, your branch and how you charge build trust.

Rules your estate or letting agent website should follow

Letting agents in England must publish their fees and schemes on their website.

Rules your estate or letting agent website should follow
The ruleWhat it means for your site
A letting agent must publish a list of its fees on its website. It must also state its redress scheme and, if it holds client money, its client money protection scheme.Add a fees page and a short statement of your schemes, linked from the footer.
Estate and letting agents must belong to an approved redress scheme, The Property Ombudsman or the Property Redress Scheme.Show which scheme you belong to.
A client money protection certificate must be displayed in the office and on the website, for agents who hold client money in England.Add the certificate to the site if you hold client money.

The first rule is section 83 of the Consumer Rights Act 2015. This is not legal advice. Check the sources and your own scheme for the full rules.

Features for estate agent website design in the UK

The look is custom. The property feed is not something I build, so it is linked or embedded and scoped in your quote.

  • Listings from your own system

Listings come from the CRM or portal feed you already use, such as the one that sends them to Rightmove or Zoopla.

  • Valuation and viewing forms

Forms that ask for the details you need and send them to your email.

  • A fees page and scheme statements

A clear place for the details the rules ask for, kept up to date by you.

  • Area pages with real knowledge

Streets, schools and transport that you know, written by you, not copied from a listing site.

  • A letting agents section

Landlord and tenant routes for a lettings arm, with their own forms and fees page.

Custom site or a CRM template site?

Many property systems offer a template website. It suits an agent who wants one supplier for everything.

A list in a message is enough.

  • Your branch details

Address, opening hours and the areas you cover.

  • Your fees

The fees you charge landlords and tenants, as you will publish them.

  • Your schemes

Your redress scheme and, if you hold client money, your client money protection details.

  • Your listings tool

The CRM or portal you use, and how listings reach a website today.

  • Photos of the team and area

Your own photos and the right to show them.

Questions estate agents ask

How much does estate agent website design cost in the UK?

Monthly plans start from £29.99 a month with nothing upfront. To pay once, one page is £199 and up to 5 pages is £399. Up to 8 pages is from £699. All prices include VAT. Your site usually goes live within 10 working days of you approving the free preview and sending your words and photos.

Can the site show my listings from Rightmove or my CRM?

Yes, through the feed your CRM or portal already provides. Connecting it is scoped in your quote.

What must a letting agent publish on its website?

Section 83 of the Consumer Rights Act 2015 says an agent must publish a list of the fees on its website, if it has one. It must also state its redress scheme and, if it holds client money, its client money protection scheme.

Do I need to show my redress scheme?

Estate and letting agents must belong to an approved redress scheme. The Property Ombudsman and the Property Redress Scheme are the two the government names. I add the statement you send me.

Do you design websites for letting agents too?

Yes. A lettings arm gets its own landlord and tenant pages, forms and fees page. The rules above cover letting agents in England.

Can I show my fees on the site?

Yes, and for lettings in England you must publish them. I add a fees page from the list you send me and you keep it up to date.
