The short answer
I read the pricing pages of 30 UK website providers on 27 October 2026. Five gave only low-confidence prices, so the medians below use the other 25. Prices are in pounds including VAT; where a page said ex-VAT, I added 20 per cent.
The median build was £247 for one page (6 prices), £700 for about five pages (15) and £1,700 for a larger site (14). Hosting on its own had a median of £19.50 a month (8). For a five-page site, build plus hosting had a median of £775 in the first year (21 costs) and £1,872 over three years (18).
| Measure | Median | Range | Prices |
|---|---|---|---|
| One-page build | £247 | £149 to £594 | 6 |
| About five pages | £700 | £497 to £3,800 | 15 |
| Larger site | £1,700 | £750 to £5,000 | 14 |
| Hosting, per month | £19.50 | £4.08 to £42 | 8 |
| All-in monthly plan, per month | £56.40 | £25 to £216 | 10 |
| Year-one cost, five pages | £775 | £348 to £4,100 | 21 |
| Three-year cost, five pages | £1,872 | £644 to £7,776 | 18 |
Year-one and three-year costs are build plus hosting. For monthly plans they are the monthly fee over the period plus any set-up fee. Separate care plans were too few and too varied for a median, so I left them out.
The type of provider changes the price
I sorted the 30 into four types: 10 freelancers, 7 small agencies, 5 sellers who specialise in trades, and 8 who sell only monthly plans.
For a five-page build, trade-specialist sellers had a median of £499, freelancers £725 and small agencies £1,250. Freelancers were the widest group, from £499 to £3,800.
Over three years, build plus hosting had a median of £1,108 for trade specialists, £2,117 for monthly-plan providers and £2,220 for freelancers. Small agencies had only two comparable figures, so I do not publish a median for them.

What it costs over three years
Monthly plans look cheap each month and add up. An all-in plan that covers build, hosting and care had a median of £56.40 a month, which is £2,030 over three years. These plans are rentals that cover running costs too, so they are not a like-for-like comparison with a one-off build.

Who owns the site, and does the price include VAT?
Only 8 of the 30 said clearly that the client owns the site. That was 4 of 5 trade specialists, 2 of 7 small agencies, 1 of 10 freelancers and 1 of 8 monthly-plan providers. 17 said nothing, 3 said the provider keeps it for a term, and 2 gave a partial answer such as the domain or logo only.
18 of the 30 did not say whether their prices include VAT. 8 said they were ex-VAT, 2 said inc-VAT and 2 said they charge none. Where a page said nothing I used the figure as shown, so if those prices are ex-VAT the true totals are 20 per cent higher.
Of the 10 all-in monthly plans, 3 had a 12-month minimum, 1 had 36 months and 1 had a buy-out ladder falling to nothing at 36 months. 2 said you can cancel at any time, and 3 did not say. Ownership was clear in 2 of the 10, kept by the provider in 2, partial in 2 and unstated in 4.
Where my own prices sit
These are my prices, shown for comparison and not as a claim to be the cheapest. The survey does not measure quality or scope, and its sample leans towards low published rate cards.
| Measure | My price | Survey median |
|---|---|---|
| One-page build | £199 | £247 |
| Five-page build | £399 | £700 |
| Up to 8 pages, from | £699 | £1,700 (larger site) |
| Hosting, per month | £19.99 | £19.50 |
| Five pages, first year with hosting | £638.88 | £775 |
| Five pages, three years with hosting | £1,118.64 | £1,872 |
My builds and the three-year cost are below the median. My hosting is slightly above it. Larger-site tiers in the survey often allow 10 to 20 pages, against my 8. I hand over your website files, and the quote states it.
Method and limits
- I chose providers that publish prices on their own site. That skews the sample towards cheaper, more standard offers than firms that quote privately.
- Pages were read on 27 October 2026 and summarised by software. I then recomputed every figure here from the data table. Check the live page before relying on any provider’s price.
- I used the lowest stated figure for “from” prices. That biases the result downwards.
- Per-type medians rest on 3 to 7 prices. The one-page figure rests on 6. Treat them as indicative.
- Five providers with low-confidence prices are left out of the price medians. Providers are not named, because the point is the pattern.
