The details change everything.

A viewing shows you how a place feels. A survey helps you understand what you are taking on: its condition, visible defects, likely upkeep and the questions to ask before exchange.

Level 2

A clear view of a conventional home.

For a home of standard construction that appears to be in reasonable condition. It flags visible defects and maintenance points before you commit.

Discuss this surveyThe property listing and your concerns may change the recommendation.

Two ways to look closer.

Both inspect and report on the property’s condition. The right depth depends on the building.

Level 2 essentials.

A concise visual survey for a conventional home in reasonable condition. The report highlights significant visible issues, condition ratings and what to investigate further.

A useful fit for a typical house, flat or bungalow.

Enquire about Level 2

Level 3 detail.

A more detailed inspection and report, with closer consideration of construction, defects, repair options and likely consequences if work is left undone.

Often right for older, altered or run-down property.

Enquire about Level 3

A survey is a visual inspection, not a guarantee of concealed condition. A valuation is a separate service unless specifically included.

A report you can act on.

We group findings by priority, explain what we saw and make the next question clear. Here is a sample of the format.

What we saw

A few areas would benefit from closer inspection before purchase. The report would locate the concern, explain why it matters and set out a practical next step.

Questions before the keys.

Is a mortgage valuation the same as a survey?

No. A lender’s valuation is for the lender’s lending decision and is not a detailed assessment of condition. A home survey is commissioned for your understanding of the property. RICS explains the difference

Can I speak to someone after reading the report?

Yes. A follow-up conversation helps you understand the priorities, the limits of the inspection and which questions are worth asking next.

What if the house has been extended?

Tell us about alterations when you enquire. They may make a more detailed Level 3 survey the better fit, depending on the building and your plans.

Will you test electrics, plumbing or drains?

A home survey is primarily visual. Services are not fully tested as part of a standard survey. We may recommend specialist checks when something needs more investigation.

When should I book?

Once your offer is accepted, share the address and listing details. We can discuss the suitable level, access and timing before you commit to an instruction.
